Perhaps because it's a "one double bedroom flat", presumably meaning that the prospective flat mate will have to sleep in the double bed with Jan or on the sofa?

I should have made myself a bit clearer I suppose; it is a double bedroom that is available in a 2 bedroom flat. I still think that £225 per month is pretty good though. No sexy fun times with me I'm afraid.

Sorry did I say £225 per month? I think the stress of the past few days has gotten to me (damn disappearing ex-flatmate), I mean it is £275 per month. Still a good price though!
